Property Phase: Walthroughs

 Document the physical condition of each area of a seller's home/listing.

The Walkthrough step of the Property phase gives you a structured way to record a property tour. It allows you to capture the property's condition, area by area, directly in ListedPro—so nothing gets missed and notes land in the deal file rather than on a legal pad.

Fields Panel: Timeline and Motivation

The Collect tab's Fields panel captures the seller-side context of the tour: the preferred close date, occupancy status, timeline flexibility, and seller motivation. This is listing-appointment intelligence, recorded so you can find it easily later.

Items Panel: Walkthrough Areas

The Items panel holds the property tour itself, as Walkthrough Areas. Evaluate each area of the property, adding as many as needed.

  1. Click + Add area and name the area (Yard, Kitchen, primary suite, and so on).
  2. Record the area's condition: a note on what you found, a photo, a status badge (such as Needs Attention), and an estimated cost to address it.
  3. Edit or remove areas with the controls on each row.

The result is a punch list with pictures and numbers: exactly what a seller conversation about pre-listing prep needs.

Verifying and Completing

After the tour, use the step's Verify tab to review the walkthrough record and confirm it's complete, then set the step complete.

Tips

  • Area notes are most valuable when they're specific: "hairline crack above the sliding door" beats "some wall damage," and the estimated cost turns an observation into a decision.
  • The step's Message tab lets you send the punch list conversation to your client without leaving the step, and the Comments panel holds your own working notes.
