Step: Walkthrough
The Walkthrough is the second step in the Property Phase of a ListedPro listing. It gives you a structured way to document the physical condition of each area of the home — room by room — so you and your seller have a clear record of what's in great shape, what needs attention, and what may affect the listing price.
Viewing Property Areas
When you open the Walkthrough step, you'll see a list of all areas of the home under Property Areas. Each area card shows the area's name and its current condition status at a glance.
Areas appear in the Walkthrough from two sources:
- A Walkthrough template configured in your account Settings
- Areas added manually to this specific listing

Adding a New Area
If the property has a space not covered by your template, you can add it on the fly.
- Click + Add Area in the top-right of the Property Areas section.
- Enter a name for the area (e.g., "Sunroom," "Basement," "In-law Suite").
- The new area will appear in the list and can be filled in immediately.

Completing an Area
Click any area card to expand it. You'll find the following fields:

Status
Select one of three condition options to describe the area's current state:
| Status | When to Use It |
|---|---|
| Good | No issues; the area is in acceptable condition |
| Needs Attention | Minor issues that should be addressed before listing |
| Critical | Significant issues that may affect price or saleability |
The icon to the left of each area name is color-coded to match: green for Good, yellow/orange for Needs Attention, and red for Critical.
Summary
A free-text notes field where you can describe the area's condition or document specific issues. Be as specific as helpful — these notes are visible to you and your team and may inform seller disclosures.
Estimated Cost
An optional dollar field to record a repair cost estimate for issues found in this area. This helps your seller understand the potential financial impact of each item.
Attach New Image
Click Attach New Image to upload photos from the walkthrough for this area. After uploading, images appear as thumbnails within the area card showing their filename.
💡 How Lisa Analyzes Images: Each photo you upload is automatically processed by Lisa AI, which reviews the image to help identify and flag potential property issues or concerns. The clearer the photo, the more useful Lisa's analysis will be.

Completing the Walkthrough
Work through every area in the list. Each area must have a Status selected to be considered complete — notes and photos are optional but recommended, especially for Critical areas.
Once all areas have a status assigned, the Walkthrough step is complete and you can move on to Comparables.
⚠️ Don't Skip Areas: If a template area doesn't apply to this property, mark it as "Good" and add a note like "Not applicable — property does not have this feature." An area with no status selected will prevent the step from being marked complete.
Tips & Notes
💡 Templates Save Time: If you're adding the same custom areas to every listing, set up a Walkthrough template in your account Settings so those areas appear automatically for every new listing.
💡 Photo Priority: Photos are especially important for Critical areas. A clear image of a water leak, damaged roof, or broken HVAC provides documentation that supports honest pricing conversations with your seller.
⚠️ Estimated Cost is Optional: You don't have to fill in a repair cost for every area — but doing so for Critical and Needs Attention areas helps your seller see the full picture and prioritize repairs before listing.
