Property Phase: Comparables

Gather comparable sales, adjust them against your client's property to determine an appropriate listing price.

Comparables is the third step in the Property Phase of a ListedPro listing. It's where you build your Comparative Market Analysis (CMA) directly inside the platform. You add comparable homes using their Zillow URLs, review side-by-side data across four categories, make price adjustments to account for differences between properties, and arrive at a suggested price range to present to your seller.

Adding Comparables

  1. Open the deal and select the Comparables step (Property phase) from the Deal Progress rail.
  2. Add each comparable sale you want to consider, entering its details and sale information.
  3. Add as many comps as your analysis needs. Three to six is a typical working set.

Making Adjustments

Raw sale prices aren't directly comparable. A comp with a pool, an extra bath, or meaningfully more square footage needs adjusting before it says anything about your subject property. The comparables workspace supports per-comp adjustments:

  • Adjust the comp toward the subject: if the comp is superior on a feature, adjust its price down; if inferior, adjust up.
  • Keep adjustments defensible: consistent figures you can explain to a seller.

Using the Result

With comps entered and adjusted, you have a documented pricing rationale that lives on the deal, useful for the listing appointment, for price conversations later, and for evaluating offers when they arrive. Mark the step complete when your analysis is done.
