Step: Comparables

Comparables is the third step in the Property Phase of a ListedPro listing. It's where you build your Comparative Market Analysis (CMA) directly inside the platform. You add comparable homes using their Zillow URLs, review side-by-side data across four categories, make price adjustments to account for differences between properties, and arrive at a suggested price range to present to your seller — all without leaving ListedPro.

Adding a Comparable

  1. Go to Zillow.com and navigate to the detail page for the comparable property.
  2. Copy the full URL from your browser's address bar.
  3. Paste it into the Add Comparable field in ListedPro.
  4. Click + Add.

ListedPro will automatically pull that property's data and add it to your comparables tables.

💡 Tip: Use direct Zillow property detail page URLs — not search results or map pages. The URL should look like: zillow.com/homedetails/[address]/[id]_zpid/

You can add as many comparables as needed. Once added, each one appears below your primary listing across all four data tables.


Suggested Price Range

At the top-left of the Comparables section, the Suggested Price Range displays a low-to-high dollar value. This range updates automatically as you add comparables and make adjustments — it's the key output of this step and what you'll present to your seller.

The Four Comparison Tables

Comparable data is organized into four tabs. Your primary listing always appears at the top (in a dark highlighted row), with all added comparables listed below it.

Financial

Compares core pricing data:

  • Status (Active, Pending, or Sold)
  • Price per Square Foot ($/ft²)
  • Sold Price
  • Sold Price per Square Foot (Sold $/ft²)
  • Age
  • HOA Fee

Interior

Compares interior characteristics:

  • Bedrooms
  • Bathrooms
  • Square Feet
  • Year Built
  • HOA Fees

Exterior

Compares exterior characteristics:

  • Stories
  • Lot Size
  • Exterior Features
  • Patio & Porch
  • Private Pool
  • Pool Features

Parking

Compares parking details:

  • Garage (Yes/No)
  • Attached Garage Spaces
  • Covered Spaces

Making Adjustments

Each comparable row displays three price columns: Original, Adjustments, and Final. Adjustments let you account for meaningful differences between a comparable and your listing — for example, if a comp has a pool and yours doesn't, or if a comp is missing a bedroom.

To add an adjustment:

  1. Expand the comparable row in any tab to reveal the adjustments panel.
  2. Click + Add Adjustment.
  3. Enter a dollar Amount — use a negative value if the comparable is superior to your listing in that attribute, or a positive value if it's inferior.
  4. Enter a Reason for the adjustment (e.g., "Missing bedroom," "Extra garage space," "No pool").
  5. The adjustment is saved automatically, and the Final price updates.

You can add multiple adjustments to a single comparable. All adjustments across all comparables roll up into the Suggested Price Range at the top.

💡 Tip: Always enter a clear, specific reason for each adjustment. This creates a documented rationale you can reference when walking your seller through the CMA.

To remove an adjustment:

Click the delete icon (trash icon) to the right of any adjustment row.


Filtering by Listing Status

Use the status filter buttons in the top-right corner of the table area to focus your view:

  • Active — Homes currently on the market
  • Pending — Homes under contract
  • Sold — Homes that have closed

Filtering doesn't remove comparables — it just changes which ones are visible in the table at that moment.


Removing a Comparable

To remove a comparable from your analysis, click the Remove link (shown in red) beneath its address in any table tab. It will be removed from all four tables.


Tips & Notes

💡 Data Source: Comparables data is pulled from Zillow's public website. The accuracy of each comparable depends on what Zillow has on record. Cross-reference with MLS data when precision is critical.

⚠️ N/A Fields: If a comparable shows N/A for certain data points, it means Zillow doesn't have that information on file. Note these gaps when presenting the CMA to your seller and supplement with MLS research where needed.

💡 Price Range Updates Live: The Suggested Price Range recalculates every time you add a comparable or save an adjustment. You don't need to refresh the page to see it update.
