Managing Offers with AI Contract Extraction

Use AI-ehanced data extraction to compare offers side by side. 

The Offers Phase is where you manage every offer that comes in on your listing. ListedPro makes it easy to upload offers, have AI automatically extract key data points, compare multiple offers side by side, and formally accept the winning offer — all in one place.

The Offers Board

Open the deal and select the Offers step. Click on the Collect Tab to open the Offer Board:

  • Click + Add offer for each offer that comes in.
  • Each offer appears as a card with the buyer, the offer price, the financing type (e.g., conventional), and its status: Active for offers in play, Accepted for the winner.
  • Below the cards, the offers line up side by side by their deal terms: earnest/deposit, seller concessions, closing date, the inspection, financing, appraisal contingencies, and notes. This is the comparison a seller conversation actually needs, and can be sent to your clients with a few clicks.


AI contract extraction

The Collect tab's AI extract panel holds the contract itself:

  1. Attach the purchase & sale contract (PDF) in the panel's document slot. Once attached, the document offers Download and Replace.
  2. ListedPro's extraction service reads the document and pulls out the contract's terms: prices and other dollar amounts, dates, contingencies, items that do and don't convey, and the other terms of the agreement, across dozens of fields.
  3. Extraction runs in the background; the extracted values populate the offer's fields.

Always review before relying on extracted values. Extraction is strong on cleanly prepared contracts, but handwritten riders, unusual addenda, and poor scans can produce misreads. Check the populated terms against the document and correct anything that's off.

The AI creates a draft, but you're in control of the data. If a document fails to process, you can enter offer terms. ListedPro's AI extraction is a time saver, but not a requirement for this step.

Accepting an offer

Accept the winning offer from the board. As noted with the step itself, critical dates, contract documents, and tasks now follow the accepted offer.

The accepted contract becomes the reference point for the deal's deadlines, its paperwork, and its remaining work. Accepted the wrong one, or the deal fell through? Unaccept reverses it.


After acceptance

  • Critical Dates: Get the contract's deadlines (inspection, loan approval, closing) into the deal's Critical Dates view so they're tracked, statused, and synced to your calendar. See Critical Dates.
  • Net Calculator: Revisit the seller net against the actual contract terms and concessions.
  • Transaction-Phase Steps: Contract Documents, Inspection, Appraisal, and Survey & Title proceed based on the accepted offer's terms.

Tips

  • Attach the fully executed version of the contract. The record should reflect the final agreed terms, not a draft.
  • Enter every offer you receive, not just the winner. The side-by-side terms comparison is your record of what the market said, and it's already built.
