Listing Phase - Step Guide
The Listing Phase is the second major step group in a ListedPro transaction. It brings together everything you need to prepare a property for the market — from projecting your seller's net proceeds, to tracking home repairs, organizing listing agreements, collecting media, and storing key listing documents. All five steps live under the Listing column in the transaction pipeline bar at the top of the opportunity.
What's in the Listing Phase
The Listing Phase contains five steps, navigated using the icon bar at the top of the opportunity:
- Net Calculator
- Agreements
- Home Tasks
- Multimedia
- Listing Documents
Each step has its own Execute, Manage, Messages, and Automate controls in the top-right corner of the content area.

Step 1: Net Calculator
The Net Calculator gives your seller a clear picture of what they can expect to walk away with after all selling costs are paid.

What you'll see
At the top of the Net Calculator, a Totals summary displays:
- Flat Fee Total — the combined dollar amount of all flat-fee cost line items
- Percent Fee Total — the combined dollar amount of all percentage-based costs
- Total Selling Costs — the sum of all costs
- Selling Price — the listed sale price of the property
- Total Proceeds — the estimated amount the seller receives after all costs are deducted
Below the Totals summary, each individual cost line item is listed (e.g., Listing Broker Commission, Buyer Broker Commission, Property Taxes, HOA Fees, Closing Fee, Owner's Title Insurance).

How to add an estimated cost
- Click + Add Estimated Cost in the upper-right corner of the Net Calculator.
- A new cost entry will expand inline.
- Fill in the following fields:
- Description — What the cost is (e.g., "HOA Transfer Fee")
- Percent of Selling Price — Enter a percentage if this cost is calculated as a portion of the sale price
- Flat Amount — Enter a dollar amount if this cost is a fixed fee
- The Totals summary at the top will update automatically.
How to remove a cost
Click the trash can icon at the bottom-right of any expanded cost line item to delete it.
Note: A cost can be entered as either a percentage or a flat amount — or both. ListedPro will calculate both types and add them to their respective totals.
Step 2: Agreements
The Agreements step is where you upload listing agreements and other signed documents related to the seller's authorization to list the property.

How to upload an agreement
- Navigate to the Agreements step using the icon bar.
- Click + New Document to upload a file.
- Once uploaded, the document will appear in the list.
AI Analysis
After a document is uploaded, ListedPro automatically runs an AI Analysis powered by Claude. The analysis generates a report that includes:
- Document type and status
- A general content overview
- Key findings about what's present (or missing) in the document
- Transaction coordination relevance notes
- A recommended action, if applicable
Note: The AI analysis is general in nature — it is designed to give you a high-level overview of the document, not provide legal advice or a compliance review. Always review agreements yourself before proceeding.
Step 3: Home Tasks
Home Tasks tracks the repair, improvement, and maintenance work that needs to happen before or during the listing period. It is organized by area of the home and integrates directly with walkthrough feedback captured earlier in the transaction.

Areas of the home
Each room or area of the property appears as a collapsible row showing its name and how many tasks have been completed (e.g., "1/3 Tasks Complete"). Areas are pulled from the walkthrough step in the Property Phase.
Click any area row to expand it and see the tasks and photos associated with that space.

How to add a Home Task
- Click on an area to expand it.
- Click + Add New to create a new task within that area.
- Click on a task to expand its detail fields:
- Priority — Set to Urgent, High, Medium, or Low
- Status — Track the task as Not Started, In Progress, or Complete
- Details — Free-text description of the work needed
- Cost — Estimated cost of the work
- Service Pro — Assign a contact from your Contacts list to this task

Assigning a Service Pro
The Service Pro field pulls directly from your ListedPro Contacts. Click the field and begin typing or scroll to select the service provider you plan to use for that repair or task.
Tip: Add your vendors, contractors, and service providers to Contacts ahead of time so they're easy to assign here.
Step 4: Multimedia
The Multimedia step is where you organize all property media — photos, videos, virtual tours, and any other visual assets — in one place.

How to add media
- Navigate to the Multimedia step.
- Click + Add Media in the upper-right corner.
- Fill in the following fields:
- Description — A label for this set of media (e.g., "Staged Photos 10.30.25," "Video footage of exterior")
- Primary URL — Paste a link to the media hosted on Dropbox, Google Drive, or any other platform
- Secondary URL — Optionally add a second link (e.g., a backup location or alternate view)
- Add Attachment — Upload a file directly to the transaction record
Viewing and copying links
Each media entry displays two icon buttons next to the Primary and Secondary URL fields:
- Copy icon — Copies the link to your clipboard
- External link icon — Opens the link in a new browser tab
Note: You can use both a URL link and a direct file attachment on the same media entry. This is useful if you want to provide a quick-access link and also store a copy of the file within the transaction.
Step 5: Listing Documents
Listing Documents is the central repository for all documents associated with the listing — disclosures, authorizations, acknowledgments, and any other required paperwork.

How to upload a listing document
- Navigate to the Listing Documents step.
- Click + New Document.
- Select and upload your file.
- The document will appear in the list. Click the row to expand it.
AI Analysis
Just like Agreements, each uploaded document in Listing Documents is automatically analyzed by ListedPro's AI. The analysis provides:
- Document type, page count, and status classification
- A content overview
- Key findings
- Transaction coordination relevance
- Recommended actions if anything appears incomplete or out of place

Note: The AI analysis is a general review tool. It does not replace your professional judgment or a legal compliance review.
Tips and Reminders
Tip — Work top to bottom: The five Listing Phase steps are designed to be completed roughly in order. Start with the Net Calculator to set seller expectations, get agreements signed and uploaded, address home tasks, collect media, and finalize documents before going live.
Tip — Track task progress: The Home Tasks step updates its completion count in real time. Use this to stay on top of repair work before listing day.
Note — AI Analysis is general: Both the Agreements and Listing Documents steps run AI analysis automatically. The output is a helpful starting point, but it does not replace your review.
Warning — Deleting cost items: Removing a cost from the Net Calculator is permanent within that session. Double-check before using the trash can icon.
