Listing Phase: Net Calculator
Estimating the seller's net proceeds
The net calculator estimates what your seller will take home after closing: their net proceeds after the costs of the sale are deducted from the sale price. It lives in the deal's workflow, so the estimate stays with the transaction rather than on a separate worksheet.
Using the Calculator- Open the deal and select the Net Calculator step (Listing phase) from the Deal Progress rail.
- Review the line items and enter or adjust the amounts for this transaction.
- The calculator produces the estimated seller net from your entries.
- The listing appointment: setting realistic expectations at the proposed list price.
- Offer review: understanding what an offer actually nets after its credits and concessions.
- Renegotiation: showing the seller what an inspection credit or price change means at the bottom line.
A net sheet is an estimate, not a settlement statement. Final figures come from the closing agent, so treat the calculator as a planning tool and present it to clients that way.
